JOB SUMMARY:
To facilitate and
coordinate the day-to-day activities of the Facilities Operations and Management
(Physical Plant Maintenance) Work Groups in their respective areas. Responsible
for directing the efforts of semi-skilled, skilled, and journeyman level
craftsmen in the maintenance and repair of specialized equipment and systems at
UTMB.
ESSENTIAL JOB FUNCTIONS:

Plans, supervises, assigns, schedules, monitors, trains and evaluates the
work tasks of mechanics and maintenance technicians (Entry Facilities
Operations Technicians, Facilities Operations Technicians, and Sr.
Facilities Operations Technicians).

Aligns staff with workloads and schedules, which includes scheduled time off
and maintaining an acceptable/available workforce.

Arranges for the procurement of materials and services.
-
Supports a defined area and customer base with intent to increase UTMB
customer and employee satisfaction.

Facilitates the maintenance and repair of the equipment for research,
healthcare, academic and administrative facilities at UTMB.
-
Monitors the collection, review and approval of work and time sheets and
other pertinent data.

Interfaces with Manager, customers, maintenance staff and other service
providers to meet goals.

Provides feedback to staff regarding performance issues and maintains
appropriate disciplinary documentation.

Completes and presents employee performance appraisals.
-
Helps provide a safe work environment and trains staff in safety procedures.
-
Supervises compliance of the employee’s quality of workmanship and safety
standards.

Ensures maintenance programs are effectively integrated with other
Facilities Operations and Management (Physical Plant) and UTMB departments.

Keeps current on and recommends change to operating procedures, new
equipment and related systems.
-
Performs detailed inspections of operating equipment, personnel activities
and plant facilities as necessary. Notes and addresses deficiencies in a
timely manner.

Informs appropriate personnel of unusual conditions, problems or
deficiencies.
-
Determines and recommends most effective method of making repairs.

Provides detailed estimates and maintains cost control of maintenance
projects that keep within the limits of the area budget.

Provide support and input for Facilities Development Capitol projects which
include design, development, construction and final inspections.

Participates in a contact list for after hours, weekend holiday and
emergency calls. Can include resolution of issues by phone or could require
presence on campus.

Helps assign the proper maintenance personnel and also participates in
disaster/hurricane preparedness i.e. E1a (On campus ride out team) or E1b
(Return to campus recovery team).

Troubleshoots system problems, which could require following detailed
operational and maintenance procedures and reading system blue prints.

Follows and supports the SOP’s and shift procedures, established by the
maintenance and utilities process.

Collaborates with other supervisors to optimize project scheduling and
prioritization between areas.

Attends plant operation, maintenance and other training courses as required
and trains personnel on operation and maintenance procedures as required.

Adheres to internal controls and reporting structure.
MARGINAL OR PERIODIC JOB FUNCTIONS:
REQUIRED EDUCATION / EXPERIENCE:
Associates degree or recognized equivalent and
four years related experience.
EQUIPMENT:
Knowledge and use of
standard office equipment.
WORKING ENVIRONMENT/LOCATION OF POSITION:
Standard hospital,
clinical, laboratory and/or office environments. May be exposed to such
occupational hazards such as communicable diseases and harmful chemicals. Some
exposure to weather and physical hazards. Exposure to mechanical and electrical
hazards and may be required to work in high locations or crawlspaces.

Exposure to areas under construction.

Usual working conditions found in craft shops and mechanical rooms.

Exposure to adverse weather conditions or temperature extremes.

Exposure to electrical/mechanical hazards.

Proper safety and precaution must be closely observed when operating and
repairing specialized equipment and systems.

Climb ladders and stairways and work on building rooftops of high elevation.
-
Work in confined spaces such as ceilings, under floor crawlspaces, and
manholes.

May be required to work extended hours or rotating shifts.
